Terms and Conditions


All offers and bookings are subject to availability.  The party leader must be at least 18 years of age at the time of booking.  Your booking is made as a consumer and you agree that no liability can be accepted by the Owner for any expenses, costs, losses, claims or other sums of any description which relate to any business, howsoever suffered or incurred by you.  When the owner issues a written confirmation to you, this signifies that the Owner has entered into a  contract with you , which is subject to these conditions.  The owner has the right to refuse any booking prior to the point of your written confirmation, and if the owner does this, the owner will tell you in writing and promptly refund any money you have paid.  When you receive your confirmation the details must be checked carefully. If anything is not correct, you should tell the owner immediately.


When you book your property you should pay the amount then due to the Owner.  Total holiday cost must be received no later than 4 weeks before your arrival date. However if you book less than 4 weeks before your arrival date, payment of your total holiday is due straight away.  For bookings less than 2 weeks of your arrival date your booking must be paid for in full by bank transfer.


Except where otherwise expressly stated in these Conditions, the Owner shall not be liable, jointly or individually, for any changes, cancellations, effect on your holiday, loss or damage suffered by you or for any failure by the Owner to perform any of their respective obligations to you which is due to any event(s) or circumstance(s) beyond the reasonable control of either the Owner (referred to as a “force majeure) includes fire, flood, exceptional weather conditions, epidemics, destruction or damage of the property by any cause and all similar situations.  In appropriate cases (for example where the booking has be cancelled before departure) the Owner will, however, refund to you all monies paid to the Owner by your for your booking.  No compensation, expenses, costs or other sums of any description  will be payable in such circumstances by the Owner for any reason whatsoever.

15-28 days – 75% of holiday
1-14 days or on arrival date or later including Non Arrival -100% of holiday (full cost)


You can arrive at your property after 3pm on the start date of your holiday rental and you must leave by 10.00am on the last day.  Please telephone the Owner of the property to make arrangements for collection of keys a few days prior to your arrival.  A security deposit of £200 is payable at the same time as the balance payment.  The security deposit will be refunded by the Owner within 14 days of departure (less any costs of breakages, damage etc if applicable).

You and all members of your holiday rental party agree both to keep the property clean and tidy and to leave the property in a similar condition to that in which you found it upon your arrival.  You and all members of your holiday rental party agree not to use the property for any commercial purpose, including without limitation assigning or subletting it or otherwise allowing anyone to occupy it who has not previously been accepted by the Owner.  You are responsible to the Owner for the actual costs of any damage in or to the property, along with any additional costs that may result – which are caused by you/and or members of your holiday rental party, and the Owner can require payment from you to cover any such costs.

You must allow the Owner and any representative of the Owner (including Workmen) access to the property at any reasonable time during your occupation of the property (except in cases of emergency or where a problem needs remedying quickly and you cannot be contacted  in time without giving you prior notice).

You must not allow more than 6 persons to occupy the property. Dogs are allowed but only with prior notice to the owner.

Please note we will expect you to agree to these terms before we can take payment for a booking
